Outstanding Canadian Secluded Resort For Sale:
Wine Lake Camp
Access:
The remote boat- in camp is located 25 miles by water from the nearest town (Perrault Falls) and is the only camp on the lake. While Wine Lake Camp could easily be converted into a fly-in destination, we have chosen to bring all guests and supplies in across the water and past a 50 foot portage next to a waterfall. Some supplies and building materials have been brought in by snowmobile over trails, logging roads, and frozen lake in the winter time. Guests park their vehicles at a private landing point on Wabaskang Lake, Perrault Falls, Ontario.
Description: For those who value excellence and artistic flair, this remote resort with beautiful housekeeping cabins is a dream come true! Family owned since 1987. This unique resort, with a well established clientele, is located in an uninhabited area with well-maintained fisheries and excellent hunting opportunities. It is the only camp on a nine-mile long lake with six other remote, connecting water bodies. Consider operating this property as a successful tourist resort, or as a classy corporate retreat or private family compound. It is accessible by float plane or by traveling 25 miles by boat from a designated landing at Perrault Falls, Ontario.
Property Description: Established over 65 years ago by a local Cree Indian man and his English war bride. Handcrafted log lodge and eight (8) guest cottages overlook Wine Lake. The 2100 square foot Lodge features an inviting north woods seating area with gift shop/tackle shop, nice wood furnishings and a granite fireplace and hearth. The new, attached log owner’s dwelling (1200 sq. ft.) includes a spacious kitchen with eat-in dining and propane appliances, a larger dining room with Elmira wood cookstove, family room with large picture windows overlooking the peaceful lake, and four bedrooms in the second story.
There are a total of eight guest log cabins scattered along the rocky shoreline. Three larger one-room cabins, with screened in porches and decks, can accommodate 6-8 guests each. Two medium-sized cabins can accommodate 4-6 guests, and three smaller cabins can house 2 guests a piece. Two of the smaller cabins have been used for staff accommodations, but could easily be used as rental units. With total accommodations for 35- 40 guests, each beautiful log cabin is appointed with high quality log furniture. The uniqueness of Coleman lanterns, wood stoves, and ice from the lake add to the historical reality of life in the north woods throughout the last century. The grounds are immaculately maintained with flower gardens throughout the property.
Additional improvements on the property include: large walk-in pantry, laundry room, fish cleaning building, 400 sq. ft. boat house and workshop, central shower house, seven characteristic outhouses decorated with cartoons, and a unique 500 sq. ft. ice house.
Lot Description: This exceptional tourist resort property on 3.5 deeded acres is nestled amongst the pines, along the shores of a remote lake. It has SE exposure, spectacular lake views, with water frontage on two sides. The stationary and floating docks are located on a protected bay with a nearby swimming area, and hiking trails behind the camp.
Location, Location, Location:
The cabins, outbuildings, lodge, shop, icehouse and boathouse/workshop sit on 3.5 acres surrounded by crown land. There is not another building or resort within 10 miles of the camp. Wine Lake Camp is the only camp on the lake. The closest town of any real size (Dryden, Ontario population 8,000) is two 1/2 hours away where supplies are readily available.
Resource Base:
The fisheries have been carefully managed to sustain themselves and produce trophy walleye, northern pike, lake trout and perch. Small mouth bass are also establishing themselves in the nine mile long lake. Fishing potential is excellent on this remote lake where our customers provide the only pressure. Four other smaller, remote lakes are attached to Wine Lake, as well as two larger lakes beyond waterfalls. This provides endless opportunity for exploration and fishing possibilities in private bays and hidden inlets. (**See the attachment of last year’s list of trophy fish released back into Wine Lake to replenish it). The panoramic views around Wine Lake Camp are stunning and the trip down the winding river into Wine Lake is breathtaking. Your closest neighbors are moose, black bear, great blue heron, bald eagles, wolves, beaver, water fowl, and the magical loon. Wine Lake Camp holds two bull and two cow moose tags, two bear management areas, as well as boat caches on five lakes for day trips.
